Sky Finance invests in both Performing and Non-Performing Residential Mortgage Notes.
For properties whose mortgages are current, i.e. performing, these loans will typically result in the investor receiving "mailbox money." There's no fuss, no muss, just a regular check coming in on time.
For properties whose owners are behind in their mortgage payments, i.e. non-performing, things can get more complicated and less predictable, but more profitable at the same time. Some of these borrowers haven't paid for months; some haven't paid for years. As such, their properties are candidates for foreclosure by their mortgage-holder. Sky Finance buys these non-performing loans at a discount, with the intention of restoring the property owner to a place where he/she gets back on track in paying his/her mortgage.
If things go as intended, the defaulted mortgage will become re-performing, the property owner will save his/her home from foreclosure and the mortgage note will become a positive-cash-flowing asset for the investor, and potentially much more so than if the loan were already performing when we bought it.
It's important to understand that at no point will the investor be getting his/her hands dirty in working out these loans; that work will be Sky Finance's responsibility. To the investor, funding any of these deals will be for him/her a passive investment, suitable for funding from an IRA or bank acccount.
There are rarely any guarantees in investing, of course, and mortgage note investing is no exception. There's still a possibility that the owner will refuse to work with Sky Finance despite all attempts to get him/her back in good standing. If that be the case, Sky Finance will act to secure the investor's principal via foreclosure or another method.
This whole process gets started when I find mortgage notes for sale which I consider to be winners. I'll typically contact those investors with whom I've cultivated a relationship and offer an opportunity to invest with me on that specific property. Each property will be funded by one - and only one - investor or company which has entered into contract with Sky Finance.
There's more to investing with Sky Finance than this, and we'll specify all the details in our Agreement, including length of investment, target ROI, what-if scenarios and more, but that's the game-plan in a nutshell.
